Pendleton's oldest houses stand downtown inside the National Register district, where the houses date from the 1890s to the 1940s and many have basements and original woodwork. Brick ranches from the late 1960s and 1970s fill pockets on the northeast and east sides, a few with sunrooms. Houses from the 1990s and early 2000s, a mix of ranches and two stories with some vaulted rooms, fill Falls Park Village, Pines at Deerfield and Lantern Meadows. West of town, Summerlake at Summerbrook adds a lake community with small lots and houses from 2003 to 2006. On the south side, Maplewood at Huntzinger Farm mixes houses from 2006 with ones built as late as 2024. Finished space runs from about 1,300 square feet in Falls Park Village to more than 3,500 in Summerlake, and Fall Creek runs through the heart of it all.

Exterior products are a separate conversation. Exterior solar screens stop the heat before it reaches the glass rather than after, which is why they work so well on a west-facing Pendleton porch. Retractable awnings do the same for a patio. Both depend on what your wall structure will take and where the mounting can land, so those measures include checking the substrate, not just the opening.

We offer repairs only on treatments The Window Valet installed or has serviced before. If we haven't worked on your treatments, we'll book a consultation for new ones. The service side of this trade is undersold. We restring wood blinds, replace cord locks and tilt gears, swap bottom rails, re-anchor brackets that pulled out of soft trim, reset travel limits on motorized shades and repair chain tensioners. Those Madison County calls are usually a fraction of the cost of replacing the unit, and they don't wait on fabrication because nothing has to be made.

Built in the Last Few Years?

Many of our Pendleton customers moved into a house built by one of these companies. Builder blinds are usually stock sizes trimmed to fit, so if yours came with the house and never ran right, that is why. We measure the openings as built rather than off the plan.

What We Are Running in Pendleton Right Now

Both offers apply to work quoted and ordered while they are posted here. Ask about them at the in-home measure and we will put the discount on the written quote before you decide anything.

Offer 1

$500 Off Your First Exterior Screen, Plus a Free Motorization Upgrade

Take $500 off your first exterior screen and we will add the motorization upgrade at no charge. Exterior screens stop solar heat outside the glass, which is the only place you can stop it before it is already in the room, and a motor is the difference between using one and forgetting it.

Applies to a first exterior screen. Ask at the measure so the discount is on the written quote before you order. Motorized product runs on batteries that need replacing, about a year on Hunter Douglas PowerView.

Offer 2

Free Motorization Upgrade on Select Interior Shades

Pick from the qualifying interior shade lines and the motorization upgrade is free. It is worth most on the openings you would otherwise leave alone: tall great room glass, anything above a stair, and the west windows nobody remembers to close by four.

Select interior shade lines only. We will tell you at the measure which of your openings qualify. Batteries are a real running cost and are not included.

Flexible Financing

Payment Options That Work for You

A window covering project is worth doing right the first time. Financing options through Pendleton Window Treatments lender partners help you pay over time instead of cutting scope or delaying the work.

Deferred Payment Plans

Start the work now and begin paying later. On a whole-house order this is how people phase a large job without phasing the install.

  • Payments deferred for a promotional period
  • Rate and period set by the lender
  • Quoted price held for the order
Equal Payment Plans

Divide the project cost into equal monthly payments across a fixed promotional period, so the budget is predictable from day one.

  • Equal monthly payments
  • Fixed promotional period
  • Simple, predictable budgeting
Long-Term Financing

Spread a larger window treatment project across a longer term with fixed equal payments, for homeowners who want the lowest monthly amount.

  • Extended terms available
  • Fixed equal payments
  • Suited to larger window treatment projects
Ask About Financing

Financing is arranged through third party lenders and is subject to credit approval. Rates, terms, and promotional periods are set by the lender and disclosed to you in writing before you sign. Ask your project lead which programs are open right now.

What Pendleton Homeowners Call Us For

From one room to a whole house, Pendleton Window Treatments measures every opening, orders it custom, and installs it with the same crew that took the measurements.

Faux Wood Blinds in Pendleton

Motorizing faux wood is possible and usually unnecessary. Heavy slats make a motor work harder, and battery life on motorized product is roughly a year by Hunter Douglas's own PowerView figure. On a reachable Pendleton window, a wand costs nothing to own and doesn't need charging.

Learn more

Wood Blinds in Pendleton

Nobody mentions this at the sample table: the slat directly above a sunny sill takes the most heat and the most dryness, and it's the one that bows first. In a Pendleton room with hard afternoon sun we'd rather hang faux wood and keep the stain for a shadier wall.

Learn more

Vertical Blinds in Pendleton

The carriers inside the headrail decide how long the blind lasts. A wand rotates every vane at once and draws the stack, while a chain and cord system does the same with more hardware hanging in the room. On a Pendleton door we'd push you toward the wand.

Learn more

Aluminum Mini Blinds in Pendleton

Depth isn't usually the problem with a 1 inch blind, which is why it fits places nothing else will. A shallow frame, or a window sitting tight against a return wall with a crank in the way, is where an older Pendleton house needs the thinnest headrail you can buy, and this is it.

Learn more

Roller Shades in Pendleton

Fabric openness sets how the room reads at noon. A tight weave buys privacy and a dull glow. An open weave buys the yard and some glare. There's no fabric that gives you both at once, and any Pendleton salesperson saying otherwise is selling rather than measuring.

Learn more

Solar Shades in Pendleton

Lower openness cuts more glare and more of the view. Higher openness keeps the view and lets more light through. That's the entire tradeoff, it can't be engineered around, and we'll hang 1, 3, 5 and 10 percent against your own Pendleton glass before you commit.

Learn more

Cellular Shades in Pendleton

Nationally, custom treatments run about $250 to $2,600 per window, and cellular spans most of that range on its own depending on cell count and lift. Nobody publishes Pendleton installed pricing, so we're quoting your actual openings rather than a per-window average.

Learn more

Zebra Shades in Pendleton

The roll sits at the top, so nothing stacks across the glass. A cassette wraps that roll and finishes the line, and a fabric-wrapped one matches. Whether your Pendleton trim has the depth for a cassette is a measure-day question, and it isn't a catalog question.

Learn more

Roman Shades in Pendleton

Stack height scales with the length of the shade and the weight of the lining. A tall Pendleton window with a blackout lining stacks into a substantial band of folded fabric. Mounting the headrail above the frame is how you'll keep that band off the glass.

Learn more

Woven Wood Shades in Pendleton

There's no dye lot to match on a woven wood, which sounds like good news and isn't. Each run comes from different material. A second shade for a Pendleton room a year later will be visibly its own thing, and no supplier will promise otherwise.

Learn more

Blackout Shades in Pendleton

Nurseries and primary bedrooms in Pendleton houses are the whole market for this. The test isn't how the shade looks at noon, it's whether the room stays dark enough that a toddler sleeps past sunrise in June, and that turns out to be a mounting question.

Learn more

Plantation Shutters in Pendleton

Shutters come in an engineered composite with a wrapped finish or in milled hardwood. Composite ignores humidity and it's the heavier of the two. Hardwood is lighter and takes a stain, and it needs a Pendleton room that holds a steady temperature all year. That choice happens before anything else.

Learn more

Cafe Shutters in Pendleton

Custom lead time runs two to five weeks, and cafe shutters get built to your divide height for that one opening. Paint batches shift between orders, so if two Pendleton windows in the same room are getting them, they'd better be on a single order.

Learn more

Motorized Shades in Pendleton

Motors earn their keep on glass you can't reach, a two story entry or anything set above a built-in. In most Pendleton bedrooms a cordless lift does the same job for less money, and we'd rather say that than sell the upgrade.

Learn more

Custom Drapery in Pendleton

Finished length is a design decision, and it's not a number you round off. A panel floating a half inch above the floor looks crisp and vacuums easily, while one that breaks on the floor reads softer and collects more. We pick it standing in your Pendleton room.

Learn more

Valances & Top Treatments in Pendleton

Stiffness is a decision. Buckram and interlining hold a hard edge that reads architectural, while an unstructured valance drapes and moves with the room. A Pendleton window under a coffered ceiling usually wants the stiff version, and a cottage window usually doesn't.

Learn more

Exterior Solar Shades in Pendleton

Maintenance is a hose and a soft brush with mild soap, and that's it. Pressure washing an exterior mesh will open the weave and change the openness factor you paid for, so a Pendleton shade gets rinsed from the top down and left to air dry fully.

Learn more

Retractable Awnings in Pendleton

Muggy season runs late May into late September in central Indiana, and acrylic that gets rolled up wet stays wet. Let a Pendleton awning dry fully before retracting it, because mildew inside the roll is a cleaning problem you'll notice by smell before you see it.

Learn more

Commercial Window Treatments in Pendleton

Keep spare units on hand. One damaged shade in a Pendleton corridor is a small problem when a match exists from the same dye lot and a large one when it means a minimum order and a color that no longer lines up. We'll size that quantity with you at award.

Learn more

Skylight Shades in Pendleton

Custom shapes push lead time toward the long end of the usual two to five weeks, and a template for a Pendleton skylight sometimes has to be made on site before the order can even be written. Nothing about this is fast, and it doesn't need to be.

Learn more

Sliding Glass Door Blinds in Pendleton

A west-facing patio door is usually the single largest heat load in a Pendleton house, more glass than any two windows put together. That's what makes openness factor worth arguing about here, because a shade that cuts glare on this door changes how the whole room feels in July.

Learn more

Panel Track Blinds in Pendleton

Floor clearance is worth getting right, and it's easy to miss. Panels hanging a fraction too low on a Pendleton track will drag on carpet and eventually fray at the bottom edge, so the finished length gets set to the actual floor at each end rather than to one measurement.

Learn more

Sheer Shades in Pendleton

The vane needs somewhere to live, and it isn't flat against the glass. These require more mounting depth than a flat roller because the vane projects forward off the headrail, so a shallow Pendleton opening with heavy casing may push the whole treatment to an outside mount before anything gets ordered.

Learn more

Pleated Shades in Pendleton

A roller gives you one flat surface, and a pleated shade doesn't, it gives you texture and a softer edge. On a modern Pendleton room the roller usually wins, and on a room with painted trim and traditional casing the folds sit more comfortably against the architecture.

Learn more

Bamboo Shades in Pendleton

This is a natural material, so no two shades are identical and that's the point of buying it. Reed thickness and grass color vary across a run, and a Pendleton order of four windows will show that variation as character rather than as a flaw.

Learn more

Dual Shades in Pendleton

Wide banded shades deflect. The tube bows under its own length and the bands won't line up evenly across the span, so a broad Pendleton opening gets two shades rather than one, and matching the band positions between them becomes part of the install.

Learn more

Top-Down Bottom-Up Shades in Pendleton

Wide windows are harder here because both rails have to stay level across the span. A broad Pendleton opening can show one rail slightly out of parallel, so past a certain width we'd split it into two shades under a shared headrail rather than push a single unit.

Learn more

Cordless Blinds in Pendleton

We offer repairs only on treatments The Window Valet installed or has serviced before. If we haven't worked on your treatments, we'll book a consultation for new ones. There's no cord to restring, which removes the single most common blind repair from the picture entirely. What's left is the tilt mechanism and the lift cassette, both replaceable while the blind stays on the wall, so a Pendleton service call rarely means reordering the whole treatment.

Learn more

Hardwood Shutters in Pendleton

Inside mount needs depth. A shutter frame wants real mounting depth behind the trim, and plenty of Pendleton openings, particularly on older stock, don't have it. The fix is a build-out frame that brings the shutter forward, which works fine but changes the profile, so we'd rather show you first.

Learn more

Composite Shutters in Pendleton

Here's the trade nobody leads with. Composite is heavier than basswood at the same size, and that extra weight limits how wide a single panel can go before the hinges complain, so a broad Pendleton opening ends up with one more stile crossing the glass than a wood set would need.

Learn more

Smart Home Shade Integration in Pendleton

Bring the installer the network, not just the shades. Guest networks, a router that isolates devices, or a mesh system that shuffles bands can all stop a hub from finding what it's supposed to find. We sort that out on the Pendleton site rather than blaming the shades.

Learn more

Blind Repair & Restring in Pendleton

We offer repairs only on treatments The Window Valet installed or has serviced before. If we haven't worked on your treatments, we'll book a consultation for new ones. Timing depends on the part. Common cord locks and tilt mechanisms are stocked items, while an odd bracket for a discontinued line can take weeks to source. A Pendleton repair gets a realistic date once we know which of those categories your blind falls into, and we won't guess before that.

Learn more

Shutter Repair in Pendleton

We offer repairs only on treatments The Window Valet installed or has serviced before. If we haven't worked on your treatments, we'll book a consultation for new ones. The tilt rod is the part people break. It's a thin piece of wood carrying every louver, and one hard pull separates it from the staples. Repairing it well means resetting each staple rather than gluing the rod back, and a rushed Pendleton fix on that part fails again within a year.

Learn more

Motorization Retrofit in Pendleton

We offer repairs only on treatments The Window Valet installed or has serviced before. If we haven't worked on your treatments, we'll book a consultation for new ones. Motorization retrofit across Pendleton. Manual shades that fit correctly but sit out of reach, or number more than anyone wants to operate by hand, converted to motor. Not every headrail accepts a retrofit motor, so the existing hardware gets inspected before this is quoted.

Learn more

Outdoor Patio Shades in Pendleton

Porch posts are rarely plumb and porch floors are rarely level. That matters because a shade running in side tracks needs parallel rails, so we measure the Pendleton opening in several places rather than one, then build the track layout around what's actually there rather than the drawing.

Learn more

Office Window Treatments in Pendleton

Winter glare is worse than summer glare and almost nobody plans for it. A January sun sits low enough to come straight down a Pendleton floor plate through south and west glass, at an angle no overhang stops, and that's exactly when a solar shade earns its keep.

Learn more

Healthcare Window Treatments in Pendleton

Corridor and common-area glass gets forgotten in the budget. It's usually the largest continuous run in a Pendleton building and the most visible from outside, so leaving it out of phase one and adding it later is how a facility ends up with two visibly different fabrics.

Learn more

Multifamily Window Treatments in Pendleton

Lead time on a lease-up has to be worked backwards from the certificate date. A large Pendleton order occupies production longer than the two to five weeks a residential job takes, so the shade package belongs in the construction schedule, and it's a long-lead item.

Why Pendleton Chooses Us

What We Tell Pendleton Buyers Before They Order

Serving Pendleton and Madison County with quality materials, thorough inspections, and transparent pricing.

A plan based on the local housing

Pendleton's housing runs from 1890s houses in the National Register district downtown to new streets on the south side where houses from 2023 and 2024 sit beside ones built in 2006.

Measurements for your own frames

We'll check each opening in your Pendleton home and look at the room available for the hardware. If a window has been changed since the house was built, the plan needs to work with the frame that's there today.

Samples viewed in your rooms

We'll discuss the finish alongside your Pendleton room's existing trim and furniture. The light at your own window helps you judge whether the fabric suits the space.

The consultation terms stated up front

Our Process

Our Checklist for Pendleton Homes

Your Pendleton window treatment project starts with a design visit. We'll work through the openings before the product is ordered, then plan installation around the confirmed order.

Discuss the rooms

We'll talk through what you'd like to change in your Pendleton home and which rooms belong in the first phase. Your in home design consultation is free. We'll look at your openings and talk through the rooms you're planning to cover.

Measure the openings

We'll check the available mounting space and how the windows operate. Any recently replaced frames need to be measured in their finished condition.

Review the product plan

We'll discuss the fabric and the mounting arrangement before the order goes in. If an opening limits your first choice, we'll explain what that means for the treatment.

Confirm installation details

We'll confirm the order's installation plan and explain how to use the chosen treatments. Ask about access for maintenance if you're considering motorized shades.

Common Causes

What we see most often on Pendleton window treatments

Pendleton homeowners typically call us about these scenarios.

A West Room Nobody Uses After Three

It's the most common call we get in Pendleton. The living room is fine all morning and by mid-afternoon the sun is coming in almost horizontally, the television is unwatchable and the room is several degrees warmer than the rest of the house. People stop using it and assume that's simply how the house is. A solar shade at the right openness usually gives the room back.

Selling And The Windows Look Tired

We offer repairs only on treatments The Window Valet installed or has serviced before. If we haven't worked on your treatments, we'll book a consultation for new ones. Faded fabric, one broken lift and a valance clip missing. Buyers notice on a viewing even when they can't name what's wrong. A clean, an adjustment and one or two small repairs across a Pendleton house is inexpensive and it removes an objection before anybody makes it. It's one of the cheapest things a seller can do before photographs are taken.

A Cold Slider Nobody Covers

Patio doors get skipped because vertical blinds are unappealing and drapery seems impractical. Meanwhile it's the largest area of glass in the room, gaining heat in July and losing it through a Pendleton January night. Vertical cellular and panel track glides are the two answers most households have never seen.

The Neighbors Can See Straight In

A front room close to the pavement, or a kitchen facing a driveway ten feet away, and the household has been living with the lights off in the evening. What they usually want is daytime privacy without losing the light, which points at a top-down bottom-up cellular or café height shutters rather than covering the whole opening.

Shades That Dropped Off The Network

A new router or mesh system goes in, and two shades at the far end of the Pendleton house stop responding while the rest are fine. That's signal, not hardware. A repeater in the right spot fixes it cheaply. Replacing the motor, which is the common instinct, fixes nothing at all.

Fading On One Side Of A Bay

The west-facing panel of a bay in a Pendleton house has aged faster than its neighbors and now the three shades no longer match. Sun exposure is cumulative and uneven, so this is normal rather than defective. Ordering a spare panel with the original job is the cheap safeguard nobody thinks of.

How We Work

Five Stages, In This Order

Custom window treatments are made to your openings, so the order matters more than it does in most trades. This is how every Pendleton job runs.

1

Free In-Home Measure

Every opening gets three widths, three heights and a diagonal square check, because houses settle and an opening that is out of square is the difference between a shade that runs true and one that binds. Mounting depth gets read at the jamb. It all goes on paper before any product conversation starts.

2

Product and Fabric, In Your Own Light

Samples get looked at in the room they are going in, not under showroom lighting. This is where openness factor, inside versus outside mount, roll direction and material get decided, and where we tell you the light gap you are going to live with.

3

Written Scope and Contract

Opening by opening, with the mount type, the light gap, the operation and the total price in writing. Indiana requires a written contract on residential work over $150 under IC 24-5-11, and we would write one anyway.

4

Custom Fabrication

Your sizes go to the workroom. Two to five weeks is typical depending on product and finish, longer on specialty shapes and motorized configurations. You get the real date at the measure rather than a range.

5

Install and Walkthrough

Brackets anchored for the substrate they are going into, everything checked level and square, motor travel limits set and scenes built with you standing there. Then we show you how it all works and take the packaging with us.

"I first contacted the Window Valet when I moved into my new home. The builder recommended the Window Valet, and I called for my free estimate. Jason came out and provided my no hassle, no obligation estimate and was very transparent about pricing timeline and the products offered. He was very knowledgeable and answered all of my questions. I was called when my roller shades and faux wood blinds were ready, and setting up installation was a breeze. Leo came out to install my products. He was punctual, very polite, and also knowledgeable."

"We had a great experience with Justin Noel at The Window Valet. Justin came to our new house under construction, measured all the windows and showed us various options in blinds and shades. He was a big help in determining what our needs were and making recommendations, as well as figuring out what worked best from a design perspective. He even offered to come out and install temporary shades if our blinds are not ready by our move date. Everything was fast and painless."

Indiana Climate

Indiana Weather Affects Window Treatments Year Round

Indiana sees some of the most varied weather in the country. Pendleton homeowners live in IECC climate zone 5A, which carries a real cooling load in summer and a real heating load in winter. July averages a high near 85F, January averages a high near 36F with lows near 21F, and the muggy season runs from late May into late September. That is why the same window can be the hottest room in the house in July and the coldest in January.

Check the room at the hours you use it

Tell us when glare affects your Pendleton room. We'll look at which window is responsible and discuss a treatment for that use of the space.

Review privacy after dark

A fabric that gives a daytime view may leave the room visible after dark. We'll discuss that difference before you choose a shade for an occupied room.

Keep working windows accessible

We'll check the treatment against the sash and the controls you use to open the window. The finished arrangement needs to let you operate both.

Connect the plan across a room

If you're covering several openings in one room, we'll discuss how the treatments look together. Each opening still gets its own measurements.

Choosing the Right Treatment for Pendleton Rooms

An honest breakdown of the three we specify most often, and when each one is the right answer.

Cellular Shades

The one product in this trade with measured energy numbers behind it. Trapped air in the cells does the work, and DOE and ORNL testing found cellular shades saved up to 20 percent on heating energy and up to 15 percent on total heating and cooling against a bare window. In a Pendleton house that matters in January and again in July, which is unusual for one product. Single cell suits most rooms, double cell where the glass is large or the room runs cold. Top-down bottom-up gets you daylight and privacy at the same time.

Both seasonsInsulating$$
Solar & Roller Shades

What you reach for when the complaint is afternoon sun. Solar fabrics come in stated openness factors, and that number is the whole decision: a lower openness cuts more glare and more of the view, a higher one keeps the view and cuts less. On a west or south Pendleton window this is usually the honest answer rather than blackout, because blackout kills the room. Cassette or fascia hides the roll, and roll direction gets decided at the measure so the fabric does not foul a crank or a lock.

Glare controlKeeps the view$$$
Plantation Shutters

The one that stays with the house. Shutters are a finish rather than a covering, and they do not get replaced every few years. In Pendleton the material choice is technical rather than a matter of taste: composite and poly in bathrooms, kitchens, laundry rooms and sunrooms, because a four month humid season followed by a dry heated winter will move real hardwood, and hardwood only where the room stays conditioned. Louver size, frame style and divider rail get decided standing at your window.

Light Control

See What Each Fabric Does To The Light

Pick a fabric below and the window updates. It's a drawing rather than a photograph, so read it as a rough guide to what each family does in a Pendleton room, and to what it doesn't do.

Fabric type

Sheer, 10 percent openness

Ten percent of the weave is open, so you keep the view and most of the daylight. Glare drops a little. After dark, once your lamps are on, someone outside can read shapes through it, which is why this belongs on a view window rather than a bedroom.

Openness factor is printed on the fabric card, so you can compare one line against another before you order anything.

Keeps the viewNot private after dark

Solar, 5 percent openness

The usual pick for a west window or a covered porch. You can still read the yard through it, glare comes down noticeably, and the fabric intercepts a good share of the sun before it reaches you at four in the afternoon.

It also cuts the UV landing on floors and furniture. NFRC puts UV at roughly 40 to 60 percent of fading damage, so this slows fading rather than stopping it.

View and glare controlSlows fading

Solar, 3 percent openness

A tighter weave. The room goes dimmer and the view drops back to an outline. Choose it where the sun is the problem and the view is second, which around here usually means a west wall in July. That's a common call on this side of Indianapolis.

Openness affects how much you see out, not how private you are. A 3 percent fabric still shows silhouettes at night.

View becomes an outlineStrong glare control

Solar, 1 percent openness

Close to a solid fabric with a little view left in it. This is the strongest glare control in the solar family.

The trade is that it darkens the room on a gray January day too. Indianapolis averages a January high near 36F and the light is flat, so think about how the room reads in both seasons before you commit.

Darkest solar optionDim on gray days

Light filtering

No view through it. Daylight comes through the face diffused, so the room stays bright without a hot spot across the television or the kitchen island. This is the default for living spaces.

It isn't private in reverse at night. With the lamps on and the sun down, silhouettes still show.

No view through itBright without the glare

Room darkening

A denser fabric, usually with a liner behind it. Most of the light coming through the face is gone.

Light still arrives around the edges on an inside mount, so a room darkening shade gives you a dim room rather than a dark one. If someone in the house sleeps during the day, say so at the measure and we'll scope it differently.

Dim, not darkEdges stay bright

Blackout

The fabric itself passes essentially no light. What you'll still see is the perimeter. Lutron publishes an inside-mount light gap of about 3/4 inch per side on its Roller 20 and 64 shades, along with a standard factory deduction of 1/16 inch per side, and shades over 120 inches tall or past a 4:1 height-to-width ratio get larger gaps than that.

So if you need a genuinely dark bedroom, that gap has to be dealt with on purpose, either with side channels or by going outside mount. We tell you which one your opening can carry while we're still standing in the room.

Dark facePerimeter needs a plan

Openness factor is a measured fabric spec, so you can compare it line to line. The category names are not measured. One maker's room darkening can behave like another maker's light filtering, which is why the sample books come to the measure and get opened in the room they're going in, at the hour that room has the problem.

Pendleton's oldest streets gather around State Street, Main Street and Broadway, inside the area the National Register lists as the Pendleton Historic District. Listed on May 15, 1991, the district covers about 198 acres, roughly bounded by Fall Creek, the Conrail right of way and Madison and Adams Streets. Its styles include Federal and Greek Revival buildings along with Craftsman bungalows, and the business district it includes dates to the 19th century. The houses were built between the 1890s and 1945, on lots of about 5,400 to 9,000 square feet, with finished space between roughly 1,400 and 2,300 square feet. Original woodwork and wood floors survive in many of the older houses, and Broadway keeps its historic brick paving. View Historic Downtown window treatment details →
Falls Park Village is a small plat on the northeast side of town, about half a mile northeast of State Street and Broadway, with Park Court as its confirmed street and Village Parkway close by, inside the town of Pendleton in Fall Creek Township. Park Court carries about 16 addresses, and the houses went up in 1991 and 1993, with living space of about 1,300 to 1,550 square feet. Lots run from about 7,300 square feet to 0.36 acre, and the cul de sac lots back to a wooded area. The houses are one story brick and vinyl ranches and two level vinyl and brick houses, with vaulted living rooms common across the plat, and no association dues go with them. Candlewood Drive is its confirmed street, with about eight addresses numbered 717 to 777, and the plat runs to at least two sections. The houses were built from 1968 to 1998, on lots of about a third of an acre, with widths of 100 to 113 feet and depths of 140 to 150 feet, some running back 300 feet. Living space runs between about 1,400 and 2,100 square feet. Most are one story houses, mostly brick, with a two story vinyl and brick house from 1998 among them, and no homeowners association covers the street. Pines at Deerfield fills part of Pendleton's north side with tree named streets such as Redwood Drive, Dogwood Drive and Blue Spruce Drive, about three quarters of a mile above downtown and inside the town limits. The plat was built out in more than one phase, with Section 1 houses on Blue Spruce Drive from 1997 and the Redwood Drive and Dogwood Drive houses from 2004 and 2005. Redwood, Dogwood and Blue Spruce together carry about 80 addresses. Lots run from about 9,100 square feet on Blue Spruce Drive to 0.41 acre on Dogwood Drive, and living space runs between roughly 1,400 and 2,000 square feet, with full basements under some houses. No association covers the plat, and Falls Park is close by. View Pines at Deerfield window treatment details →
Maplewood at Huntzinger Farm is a subdivision of compact lots on the south side of Pendleton, about a mile and a half south of State Street and Broadway, inside the town limits. It was built in phases, with Section 1 houses on Huntzinger Boulevard and Winding Brook Way dating to 2006 and 2008, Maplewood Lane houses to 2016 and the newest Winding Brook Way ranches to 2023 and 2024. The streets carry about 130 numbered addresses on Huntzinger Boulevard, Maplewood Lane, Maplewood Court and Winding Brook Way, on lots of roughly 5,700 to 8,500 square feet. Several houses sit across from or overlook a neighborhood pond, and the community has a playground and walking trails, with association dues that differ by section. Pendle Hill lies east of Pendleton in Fall Creek Township, about two and a half miles from State Street and Broadway, outside the town limits, on Pendle Hill Avenue and Lancashire Lane near Fall Creek. The plat runs to two sections, and the houses date to 1975. Pendle Hill Avenue carries about 30 addresses and Lancashire Lane about 10. Most lots measure between 0.35 and 0.48 acre, and some on the avenue run to almost two acres that reach back to Fall Creek. Living space runs between about 1,760 and 2,800 square feet, in two story brick houses, tri levels in cedar and cultured stone and one level brick ranches with a sunroom, and yearly association dues apply on some lots. Lantern Meadows sits south of Pendleton in Fall Creek Township, about 1.8 miles south southwest of State Street and Broadway and outside the town limits, with Woodland Drive and Michelle Lane among its streets. The plat was filled in over several phases, with Section 4 on Woodland Drive, and the houses date from 1993 to 2004 on lots of 0.44 to 0.98 acre. Finished space runs between about 1,700 and 3,600 square feet, the top figure counting a finished lower level. Woodland Drive carries about 12 addresses and Michelle Lane about 15, with two story vinyl and brick houses, all brick ranches and custom two stories on the large lots, and no association covers most of the plat. View Lantern Meadows window treatment details →
Carriage Lane and Surrey Drive run through Fiddlers Green, a plat in Fall Creek Township about three miles east of State Street and Broadway and about a third of a mile east of Pendle Hill, outside the town limits. The plat runs to at least four sections. The houses date from 1973 to 1994 and stand on lots of 0.28 to 0.39 acre, with finished space between about 1,650 and 2,550 square feet. Carriage Lane carries about 49 addresses, with Surrey Drive adding more. Two stories in brick and wood, story and a-half houses with wood exteriors and two stories in vinyl and brick share the streets, and no association collects dues in the plat, so the lots answer only to any covenants recorded with the original sections. View Fiddlers Green window treatment details →
About two miles east of State Street and Broadway, Hillsboro Drive and Falcon Run hold about 25 addresses in Falconhurst, a plat in Fall Creek Township outside the town limits and a little over a mile and a half from Pendleton Heights High School. The houses were built between 1976 and 1997 on lots of 0.26 to 0.38 acre, with finished space between about 1,450 and 2,250 square feet. Brick ranches, two stories in brick and vinyl siding and one stories with a vaulted great room share the two streets, and the neighborhood sits just minutes from downtown. Association dues apply on some lots and not on others, so the arrangement differs from house to house. View Falconhurst window treatment details →
